Split-System Service: Cleaning, Freon Top-Up, and Common Mistakes

IMG

A split-system air conditioner needs regular service to cool efficiently and stay reliable. The most requested HVAC & Air Conditioning tasks are cleaning and refrigerant (freon) top-up, but many problems come from typical user and contractor mistakes. Start with a full cleaning: wash or replace indoor filters, clean the evaporator coil and drain pan, and make sure the condensate drain is open to prevent leaks, odor, and mold. Outside, remove dust and leaves from the condenser, keep airflow unobstructed, and check for vibration or loose mounts. Freon “refill” is only correct after diagnosing the system. Refrigerant is not consumed; if the level is low, there is usually a leak. A proper service includes pressure and temperature measurements, superheat/subcooling checks, and leak detection before adding refrigerant by weight. Overcharging or mixing refrigerants can cause high pressure, poor cooling, compressor overload, and expensive failures. Common mistakes include: cleaning only the filters while ignoring the coil, using aggressive chemicals that damage fins, blocking the outdoor unit with panels or furniture, running the AC with dirty drainage until water backs up, and calling for a top-up without checking for leaks. For best results, schedule seasonal maintenance (before peak summer and after heavy use), keep the indoor unit dry and clean, and use a qualified technician for diagnostics and refrigerant work.
